All properties need to be platted prior to developing or building on the property. The applicant shall complete a Utility Evaluation (application and associated materials below) to ensure the available of water and sewer service prior to final plat approval. The developer is required to make any necessary connections to City utilities at their expense. The Utility Evaluation can take up to 30 days to complete. There are multiple platting types that may be used for the project. The required Predevelopment Meeting will determine the appropriate plat type(s) for the project. The City of Liberty Hill has adopted the Round Rock Traffic Impact Analysis to provide design criteria. The criteria shall be implemented with reliance on sound engineering and planning judgment. TIA Worksheets are required for all developments.
Site Development
Prior to the issuing of building permits, City Council will need to approve the overall site plan for all commercial development and any change from residential to commercial use. The site development process can be seen in theSite Development Process Flowchart.
All public roads, water and wastewater lines, and any other public infrastructure must be built before the Final Plat is recorded. Fiscal surety or bonding can be used to record the final plat before building the infrastructure.
